It might be a micro business, but it&#8217;s a business all the same. Therefore treat it as such, and keep the following truism in mind:<\/p>\n\n\n\n<p><strong>Business, and specifically sales decisions are largely based on relationships. If you have a good relationship with your customer, they will be very forgiving. If you have a bad relationship, they will be supercritical, and it will hit you where it hurts: in the <a class=\"wpil_keyword_link\" title=\"reviews\" data-wpil-keyword-link=\"linked\" href=\"https:\/\/shortrentalpro.com\/bloghow-to-respond-to-airbnb-reviews-the-right-way\/\">reviews<\/a>.<\/strong><\/p>\n\n\n\n<p><strong>So, how do you build good relationships with people booking your property?<\/strong><\/p>\n\n\n\n<p>1) Present your property attractively but accurately.<\/p>\n\n\n\n<p>2) Ensure even before <a class=\"wpil_keyword_link\" href=\"https:\/\/shortrentalpro.com\/bloghow-and-why-to-build-great-relationships-with-your-airbnb-guests\/\"   title=\"guests\" data-wpil-keyword-link=\"linked\">guests<\/a> book they know when they will pay, how they will find you, how they will check in, what facilities you offer, what you don&#8217;t offer, how your prices are structured, and when they can check in and when they should check out.<\/p>\n\n\n\n<p>3) Ensure that your communication and presentation is professional &#8211; <em>even if<\/em> &#8211; you are are a &#8220;micro <a class=\"wpil_keyword_link\" href=\"https:\/\/shortrentalpro.com\/bloghow-to-target-business-travellers-on-airbnb-booking-com\/\" title=\"business\" data-wpil-keyword-link=\"linked\">business<\/a>&#8220;.<\/p>\n\n\n\n<p><strong>What do I mean by this?&nbsp;<\/strong><\/p>\n\n\n\n<p>Have you ever heard the expression &#8220;if it barks like a dog and wags its tail like a dog then what is it?&#8221; &#8211; of course &#8211; it&#8217;s a dog.<\/p>\n\n\n\n<p>In other words, if you present yourself and your accommodation like you\u2019re an amateur looking for lodgers, then that&#8217;s how people will perceive you. Whereas if you copy what works, and present yourself as a premium property, then that&#8217;s how the customer will perceive you, and yes, they might have higher expectations, but you can also charge higher prices.<\/p>\n\n\n\n<p><strong>Specifics on guest communication and presentation&nbsp;<\/strong><\/p>\n\n\n\n<p>4) Get yourself a domain name, and website (<a class=\"wpil_keyword_link\" href=\"https:\/\/shortrentalpro.com\/blogairbnb-vs-booking-com-which-is-better-for-hosting\/\" title=\"booking.com\" data-wpil-keyword-link=\"linked\">booking.com<\/a> will literally produce a website for you from the data on their system).<\/p>\n\n\n\n<p>5) Get a logo made. You can do this easily on <a href=\"https:\/\/www.freelancer.com\">freelancer.com<\/a> for $25. (Run a contest).<\/p>\n\n\n\n<p>6) Always, always be friendly and professional on emails or messaging systems. Address people correctly. I saw this on a forum recently:<\/p>\n\n\n\n<p><strong>\u201cHiya, Ifraid we can\u2019t do that our check-in time is 8pm max.<\/strong><\/p>\n\n\n\n<p><strong>Trish XX\u201d<\/strong><\/p>\n\n\n\n<p>You can not communicate with guests like that. Firstly it establishes a precedent of informal communication, which could cause you problems &#8211; if you end up having to solve a problem, and for most people, this simply isn&#8217;t professional. <\/p>\n\n\n\n<p>OK, you don\u2019t have to write like you working for the Ritz Carlton, but write and communicate like you\u2019re running a business, because you are.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\" id=\"h-building-really-winning-guest-relationships\"><strong>Building Really Winning Guest Relationships<\/strong><\/h2>\n\n\n\n<p>This is a great topic, so let&#8217;s dive deeper in.<\/p>\n\n\n\n<p>Let me start with some numbers for you.<\/p>\n\n\n\n<p>I am always tweaking and changing and \u201cworking on\u201d my business to make it better. So, at the end of 2018, I thought \u201cwhat can I do to get even better reviews, and <strong>how can I build a system<\/strong> to do this\u201d.<\/p>\n\n\n\n<p>This is what we did:<\/p>\n\n\n\n<p>For the whole month of October 2018, even though we operate a self-check-in system, and even though guests are sent a text with a reminder (use textlocal.co.uk &#8211; you can send texts from a name rather than a number so that you don\u2019t get into a \u201cback and forth\u201d with guests; we called every single <a href=\"https:\/\/shortrentalpro.com\/bloghow-to-welcome-airbnb-guests\/\">guest on the day of arrival or the day before arrival to welcome<\/a> them and ensure they had received our arrival information. <\/p>\n\n\n\n<p>We then counted the number of guests leaving reviews, the quality (out of 10) of the reviews, and finally, the number of guests with complaints against 3 test months that year (February, July, and September) to allow for seasonality.<\/p>\n\n\n\n<p>These were the results:<\/p>\n\n\n\n<p><\/p>\n\n\n\n<figure class=\"wp-block-table\"><table><tbody><tr><td><\/td><td>% Reviews Completed<\/td><td>% Reviews 10\/10<\/td><td>Complaint No.<\/td><\/tr><tr><td>February<\/td><td>40<\/td><td>85<\/td><td>0<\/td><\/tr><tr><td>July<\/td><td>60<\/td><td>77<\/td><td>1<\/td><\/tr><tr><td>September<\/td><td>52<\/td><td>83<\/td><td>1<\/td><\/tr><tr><td><strong>October<\/strong><\/td><td><strong>82<\/strong><\/td><td><strong>95<\/strong><\/td><td><strong>0<\/strong><\/td><\/tr><\/tbody><\/table><\/figure>\n\n\n\n<figure class=\"wp-block-gallery has-nested-images columns-default is-cropped wp-block-gallery-1 is-layout-flex wp-block-gallery-is-layout-flex\">\n<figure class=\"wp-block-image\"><img loading=\"lazy\" decoding=\"async\" width=\"358\" height=\"222\" data-id=\"375\" src=\"https:\/\/shortrentalpro.com\/blog\/wp-content\/uploads\/2019\/06\/1010-Reviews.png\" alt=\"\" class=\"wp-image-375\" srcset=\"https:\/\/shortrentalpro.com\/blog\/wp-content\/uploads\/2019\/06\/1010-Reviews.png 358w, https:\/\/shortrentalpro.com\/blog\/wp-content\/uploads\/2019\/06\/1010-Reviews-300x186.png 300w\" sizes=\"auto, (max-width: 358px) 100vw, 358px\" \/><\/figure>\n\n\n\n<figure class=\"wp-block-image\"><img loading=\"lazy\" decoding=\"async\" width=\"360\" height=\"219\" data-id=\"376\" src=\"https:\/\/shortrentalpro.com\/blog\/wp-content\/uploads\/2019\/06\/Reviews-Completed.png\" alt=\"\" class=\"wp-image-376\" srcset=\"https:\/\/shortrentalpro.com\/blog\/wp-content\/uploads\/2019\/06\/Reviews-Completed.png 360w, https:\/\/shortrentalpro.com\/blog\/wp-content\/uploads\/2019\/06\/Reviews-Completed-300x183.png 300w\" sizes=\"auto, (max-width: 360px) 100vw, 360px\" \/><\/figure>\n<\/figure>\n\n\n\n<p>We already had a high level of 10\/10 reviews (our property averages 9.3 after over 200 <a class=\"wpil_keyword_link\" href=\"https:\/\/shortrentalpro.com\/blog10-ways-to-market-your-airbnb-that-are-guaranteed-to-work\/\" title=\"bookings\" data-wpil-keyword-link=\"linked\">bookings<\/a> [on this channel]), however, the chart shows a huge jump in review completions in October &#8211; the test month when we called all the guests.<\/p>\n\n\n\n<p><strong>So from this, we can very easily see that just by changing one single element of the relationship with the guest &#8211; and adding a phone call to the beginning of the stay had a vast improvement in the goodwill factor. In other words, as with all businesses, if you can strike up a rapport with people and they like you, then they will be much, much more forgiving when it comes to reviews. <\/strong><\/p>\n\n\n\n<p>This just goes to show, that in fact, it&#8217;s not about how new your kitchen is, or even the overall quality of the property that will affect your reviews, it&#8217;s <strong>how well you get along with your guests<\/strong> that&#8217;s important.<\/p>\n\n\n\n<p> <\/p>\n\n\n\n<p><br><\/p>\n","protected":false},"excerpt":{"rendered":"<p>What many people fail to realize when they start on Airbnb (or booking.com, Expedia etc) is that they are running a business.
